Welp. AC work has officially got expensive. A couple years ago, prior to Covid, I could have spent half as much on a full replacement of interior and exterior, duct work, fart fans (pun intended), laundry exhaust and vents. Someone good with logistics, can you please step in and fix all the shipping issues? I’d be forever in your debt. Anyways, just another day in this crazy real estate investment world.

Have you ever seen a house that caught on fire and the roof wasn’t in some way destroyed? Well I have, today was actually a first for me. It was all smoke damage. You could see the suit left behind, but absolutely no charred boards. The only piece in the whole house that appeared melted was the bathroom vanity. Luckily the fire was caught swiftly and will be a great home for someone soon.

What a relief…today was an awesome day. We have been working on a house that the niece was to receive, but the uncle passed before finalizing his will. Sadly, the attorney that was working on his estate passed shortly after. Tough situation all around. We asked his niece to get some paperwork together. We needed the death certificates to start the heirship process. While looking for those documents, she actually found a deed that deeded her the house without any additional title clearing on the uncles behalf. It was an amazing day. He just happened to put it with the life insurance stuff. What a fabulous day.

Today, we had to reach out to an aunt that hadn’t spoke to anyone in this side of the family in decades. We needed to reach out to her to speak about either doing the heirship affidavit or for her to feed her interest to her niece. It was a pleasant conversation. Looks like she would rather wash her hands and deed it over. We gave her the option to email it to her, send a notary to her, or mail it too her. We wanted to make it as easy as possible. She preferred it overnighted to her because she didn’t have a printer, and didn’t really want anyone coming to the house. One piece handled…updates to follow.

Driving around today, looking for some houses to renovate. Today, we picked Ranch Country in Hockley. Love this neighborhood. Mixture of 2 bedroom and 3 bedroom homes. Fairly small and easy to maintain as a starter family or even aging folks. Found a few houses, some in pretty bad shape, some in decent shape. Let’s get this party started, hopefully I can make some deals with some sellers soon.

It’s been a very difficult week. Covid has officially hit our house. It hasn’t even been 2 full weeks back to school. Blah! Kyleigh unfortunately started the domino effect. Brandon now has it, and I’m about to leave to take Tristen to have him tested. So far, I am in the clear. Everyone has been masked up this whole time, but there was a few days Kyleigh could have passed it on to us. I think me having it this passed January will help me no catch it, but who knows.
