Have you ever heard a contractor horror story? Welp, I have. The stories are sad, but genuinely make me angry for the people that have been affected by them.
The First Contractor
Imagine asking for a quote to have your roof replaced, but living in a completely different state from the property…
Now imagine that you didn’t just get a quote, that they proceeded with starting the demo…

These roofers removed all the shingles. Almost like they were trying to force the seller’s hand. I’m not sure what the miscommunication could have been to have them causing such a discrepancy. But it was definitely a costly one.
Not only did they pay the roofers for removing all the shingles, but now they had to hurry to have someone replace them. Leaving them to explain to the next roofer the contractor horror story that had already taken place.
The Second Contractor
Well, this story got a whole lot worse. The homeowner found a roofing company that they approved a quote for. They seemed genuinely saddened by the story of the first roofer.
Until…they paid half the cost upfront…to which the roofers never returned again. So they had an unfortunate miscommunication with the first roofers…now they were dealing with the 2nd roofers stealing their money.

Financial Repercussions
These people weren’t nearby, let alone in this state to have anyone check in on the house, or meet for a quote.The roofers knew they could take advantage of the situation, so they did. Which caused these homeowners financial stress that was never needed.
At this point they didn’t have the funds to replace the roof at all, and tried to get help from the insurance company. The homeowners insurance found that this was a civil issue and they would not be providing any claim for these mishaps.
This beautiful, 3 story home on the golf course slowly became a bigger and bigger eye sore. There were no shingles to protect the house from rain. So it rained through the roof, into the house, slowly causing water damage to the whole house. It had virtually no protection from rainy weather here in Houston. Considering when it rains, it pours for the most part.
Reached out to the homeowner
I was lucky enough to pass by this house a few times a week. I decided to reach out and find out if they would be willing to sell the house as is. They honestly hadn’t even considered it.
These sellers had a few options. First option, They could either stick it out and save up the money to do the roof through another roofer, which they had been burned twice. Or sell the house, and let the new owners handle the roof work and current damage.
Due to Covid, a contractor horror story, and yet another contractor horror story – these homeowners were actually months behind on their mortgage payments. They weren’t sure selling was even a viable option because they believed they were underwater. Underwater means where you owe more on a house than the house is worth.
Luckily, we were able to figure out a way that worked for us and the homeowners. We were able to purchase the property for what they owed, which allowed them to start healing their credit to hopefully be able to buy another property in the near future.
